3 Bar South is located in west central Wyoming, 10 miles east of Big Piney in Sublette County. Pinedale lies 25 miles north and Jackson Hole with its resort town amenities is 90 miles to the northwest. Big Piney and Pinedale both provide general aviation airports while commercial flights travel in and out of Jackson.
The ranch is centrally located in the Green River Basin. This area is renowned for outdoor recreation, wildlife, wilderness lakes and streams, and historical cattle and horse ranching. The ranch is comprised of approximately 570 deeded acres and 80 acres of Wyoming State lease lands. The lands along the New Fork River consist of river bottom, cultivated meadows and some upland grazing lands.
There are no structural improvements on the ranch but perimeter and cross fencing for pastures and a flood irrigation system are in place.
There are adjudicated water rights from a New Fork River diversion into a supply canal which networks into the irrigation system providing water for hay production. The Sellers hold the mineral interest under the New Fork River tract. All mineral interests held by the Sellers are included in the listing to be conveyed with the property.
With over two and a half miles of New Fork River frontage, this ranch is host to some of the best private wild trout fishing available. The New Fork River is well known for its large brown and rainbow trout. Browns in the 14” – 18” range are fairly common with some achieving over 20”. This river commences in the Wind River Mountains and flows into the New Fork Lake, meanders through the valley past Pinedale and Boulder, and eventually joins the Green River just south of the ranch.
