The remaining portion of the Aust Ranch is made up of a transitional zone between the river valley and the grass lands of the basin. Rugged rock outcroppings, canyons, breaks and grass lands can all be found on this portion of the Aust Ranch.
The main residence is a 2,475 sqft structure built in 2006, which is split between living quarters and a large heated two-bay shop. Large picture windows and the indoor/outdoor stone fireplace look over the abundant meadows and the Greybull River. With two bedrooms and one bathroom the living quarters are comfortable and complement the property.
The Greybull River is considered a top trout stream and is known for being one of the finest Yellowstone cutthroat fisheries in the world. With unlimited access to more than ¾ of a mile of both sides of the Greybull River, the Aust Ranch provides private and an elite fishing experiences for anglers. With fish ranging between 10-24 inches, summer dry fly fishing can be incredible. However many locals feel that the Greybull fishes best during the winter months making this a true year-round fishery.
