Listing Price: $3,290,000

Every so often we have the privilege to offer a property that is comprised of diverse recreational characteristics and is placed in a level above the rest. The Big Horn Mountain Snowshoe Lodge, along with the White Creek Farm is that offering. The property begins at the eastern boundary of the Big Horn Basin, nestled between Shell Canyon and White Creek Canyon and rises up to the high plateaus of the Big Horn Mountains traversed by heavily timbered canyons. It is hard to imagine a more stunning western landscape. The property features Shell Creek, a spectacular mountain stream cascading over boulders between limestone cliffs. Big Horn Mountains Acreage has been strategically managed over the last 11 years to increase populations for trophy elk and Mule deer as only select bull elk are harvested off the property each year. An illustration of classic western lifestyle and limitless sporting opportunities are the reason this is an extraordinary offering.

The Big Horn Mountain Snowshoe Lodge and White Creek Farm consist of three distinct properties. White Creek Farm is located in Shell, Wyoming, 15 miles east of Greybull, at the eastern mouth of Shell Canyon. The Big Horn Mountain Snowshoe Lodge is a 17-mile drive east up Shell Canyon (US Highway 14). Next, turn off at the Ranger Creek Station and then continue 6 miles on Forest Service Road 17.

This offering is comprised of three distanced properties that can be purchased either separately or together, consisting of: White Creek Farm, Big Horn Mountain acreage of 2,468 acres, and The Snowshoe Lodge.

White Creek Farm
White Creek Farm has approximately 300 acres and is located 2 miles west of Shell, just before Shell Creek Canyon on Highway 14. Bordered by state lands, BLM lands and Shell Creek, this acreage provides a combination of privacy and accessibility. Historically, this land has been used for hay production with water rights out of White Creek. Subdivided into seven parcels ranging in size from 38-48 acres each, White Creek Farm provides an incoming owner with a multitude of opportunities for its use. With panoramic views of red cliff canyons and Chimney Rock, onsite fly fishing on Shell Creek and opportunities to explore White Creek Canyon, this property presents a true western experience. Offered for $995,000.

The Snowshoe Lodge
The Snowshoe Lodge consists of a three-story log lodge in addition to three cabins all nestled near Snowshoe pass in the Big Horn Mountains. Furnished in a tasteful western design, the first floor of the lodge includes a bar, a lounge/dining area and utility space while the second floor has an open floor plan with a large kitchen, living area, and deck with great views overlooking the surrounding area. The third floor has an office area with full communications and additional sleeping quarters. Satellite television and internet access are available on the property. The three cozy cabins each offer a kitchen, bathroom and sleeping accommodations. All furnishings convey with sale of the property.

The Big Horn Mountains are considered to be one of the top ten areas for snowmobiling and The Snowshoe Lodge includes 3,000 gallon propane storage, 10,000 gallon permitted commercial fuel storage, which allows for snowmobilers to easily fuel their machines and head out on a snowmobile adventure. Offered for $795,000.

Big Horn Mountain Acreage
This exceptional 2,468 +/- deeded acres borders national forest and BLM lands providing endless opportunities for hunting, fishing, hiking, snowmobiling, and horseback riding. The land reaches approximately 8,600 feet in altitude and includes mountain plateaus covered by heavily timbered canyons. This is an exceptional elk property due to a diligent management program that has been in place on the ranch and adjoining property for over 11 years. Only select 280-340 class bull elk are harvested from the property each year. This property purchased with the Snowshoe Lodge is an ideal investment opportunity for the passionate hunter. Offered for $2,495,000.

Shell Creek borders White Canyon Farm and is an excellent light-weight rod fishery. From its origins high in the Big Horn Mountains, Shell Creek is a spectacular mountain stream that cascades over boulders between limestone cliffs that get narrower at the base of the canyon creating a dramatic waterfall display. As you leave the canyon the stream widens as it runs through meadows along White Creek Farm. A brook, brown, and rainbow-trout fishery, one can expect to catch 6-10” brook trout, 8-13” brown trout and 10-14” rainbow trout.

There are trophy Mule and Whitetail deer on the property for the passionate hunter; however, elk hunting is what sets the property above all the rest. This part of Wyoming is an area where wolves do not congregate, thus the elk population is thriving and the age structure of the bulls is almost textbook. Managed in conjunction with a local outfitter, the ranch has put a great deal of effort in ensuring the property and the area has an elk herd of this caliber. By curtailing their cattle grazing they have created prime forage for the resident elk. There are opportunities to score a bull of a lifetime on this property where some bulls score over 350 Boone and Crockett.

Outdoor recreational opportunities are endless in the Big Horn Mountains. Horseback riding, camping, biking, hiking, backpacking, climbing, trout fishing, hunting, photography, snowshoeing, cross-country skiing, and snowmobiling are all popular activities. There are over 200 lakes and streams in the Big Horn Mountains that provide exceptional trout fishing and magnificent views.
