Bootjack Ranch on the Fall River

Listing Price: $1,100,000

Bootjack Ranch on the Fall River is located outside of Chester in eastern Idaho. The small town of Ashton is located approximately 8 miles to the northeast and offers everyday amenities. The nearest metropolitan area, Idaho Falls, is less than an hour away and provides a commercial airport and city conveniences. This section of the state is well known for its fantastic scenery and tremendous recreational opportunities. Nearby Targhee National Forest, Yellowstone National Park and Grand Teton National Park allow for excellent hiking, skiing and wildlife viewing.

Consisting of approximately 154 acres, Bootjack Ranch on the Fall River offers an incoming landowner over a mile of the Fall River, pastureland set atop a scenic bench, and cottonwoods and mature aspens lining the river bottom. Dramatic Teton views dominate the southeastern skyline. Bootjack Ranch and its northern neighbors are preserved under the Grassland Reserve Program Conservation Easement, which secures the beauty of the land in perpetuity.

This section of river frontage is very difficult for the public to access and provides the privileged few property owners in the region a very pristine and solitary experience. There are approximately 20 different springs onsite with at least one of the springs historically harboring trout populations. During certain times of the year, this spring has water contributed to it from the Fall River providing additional flow. Another spring is a warm water seep that converges with the other springs giving a perennial flow.

The ranch’s modest improvements include a country-style 3BR/1BA house, wood shed, tack shed, log storage cabin, two sets of corrals, loading chutes, squeeze chutes and outbuildings.

The Fall River begins in the southwestern corner of Yellowstone National Park and flows through a private alpine setting that supports healthy populations of wild rainbow and cutthroat trout. In this stretch, the freestone river provides excellent wade fishing with undercut banks, long deep pools, riffles and gravel bars. The Fall River has a unique regulation applied to its water - no commercial guided fishing is allowed on the river. This reduces drift boat traffic on the Fall River to very few private trips. This freestone river is the home to twenty-inch rainbows that are notoriously strong, hard fighting fish.

With Targhee National Forest, Yellowstone National Park and Grand Teton National Parks nearby, Bootjack Ranch has an abundant wildlife presence that include good populations of Whitetail deer, moose, Hungarian partridge, waterfowl, eagles, hawks and osprey. The abundance of water on the property is also useful in attracting large numbers of waterfowl.
