Green River Trout Ranch

Listing Price: $9,295,000

Green River Trout Ranch is located 90 minutes southeast of Jackson Hole along the East Green River Road in Sublette County, Wyoming. The popular town of Pinedale, the county seat, is a 25-minute drive northeast of the ranch, providing necessary conveniences, a proud ranching community, and a family-style ski resort. The spectacular Wind River Mountain Range delivers thousands of acres of National Forest land just north of Pinedale for hiking, camping, horseback riding, and high-alpine fishing trips. Bordering the Wind River Range on its western side is the Gros Ventre Range and the Wyoming Range that continues south down the western edge of Sublette County. All three mountain ranges rise beautifully above the valley floor with their snow-capped peaks, offering breathtaking views from several vantages on the ranch.

Green River Trout Ranch encompasses approximately 1,780 acres and controls 3.5 miles of both sides of the Green River. The ranch is in an extremely private area along the Green River drainage with large operational ranches both upstream and down. Large stands of mature cottonwood trees line the river corridor, which offers numerous ponding sites and a rare private boat launch site on the Green River. This stretch of the river receives little drift boat traffic as there are no public boat launches that allow a safe distance for a day trip float on a 30 mile stretch of river.

The ranch includes approximately 3.5 miles of both sides of Wyoming's famous Green River. This stretch of the Green is noted for its long, smooth dry fly runs, gravel riffles, and deep streamer pools housing the larger predatory brown trout. In many stretches on the ranch, the river braids providing additional channels and holding water. Also, there is very little public fishing traffic as private land surrounds the river, and the nearest public boat launches are too far away in either direction for day floating trips.

Blizzard caddis and gray drake hatches have become the trademark on the Green, while the headhunters still probe the depths annually for the ten pound browns that form the mystique of this country. The salmon fly hatch in early summer and the hopper fishing in late summer and early fall is high caliber.

The present improvements include a refurbished and well maintained 4 bedroom/2 bath home with wood floors built in 1914, a 2300 square foot white barn, and a 32’ X 74’ steel shop with cement floor built in 1997. There is also a recently completed 2BR/1BA log cabin positioned conveniently to the river with premier views to the Wind River Range.

In addition, the barn, sheds and shop are immediately available. Instant space for horses and storage of ATVs and other outdoor gear makes the transition into the recreational lifestyle effortless. Further, there are two older storage sheds with one open side on each.

The river corridor hosts a variety of wildlife and supports healthy populations of moose, mule deer, antelope, and fox. Bald eagles and osprey are also frequent visitors to the ranch. And, elk have been known to work their way down the Cottonwood Creek corridor onto the ranch in response to hunting pressure that pushes them out of the Bridger-Teton National Forest.

There are two side sloughs on the ranch that are favorite loafing areas for large numbers of ducks throughout the summer and fall until these areas freeze over in December. The Canada Geese migrate onto the ranch in large numbers in October each fall to feed on the hay stubble in the pastures. All of the game mentioned here exist in substantial numbers on the property and offer the sport or wildlife viewing enthusiast a very private and personal experience.
