RiverSong Farm and Forest Sanctuary
Hood River, OR - 91 Acres - $1,295,000
The RiverSong Farm and Forest Sanctuary is comprised of 91 +/- acres of open fields, irrigated farmland and forestland located in the Hood River Valley along a secluded stretch of the Hood River. The property consists of three distinct elevation and habitat zones. The highest zone and closest to the property’s entrance consists of 19 acres of irrigated organic farmland and fenced pasture for horses, a 4 bedroom, 2 bath restored farmhouse and large barn. The middle-tiered terrace consists of old growth oak, big leaf maple, pine and fir forest, interspersed with open meadows and wetlands. There are three permitted yurt structures located amongst the old growth forest of this middle terrace. The final and lowest tier consists of old growth timber, dramatic cliffs, open beaches and ½ mile of frontage on the Hood River. In addition, the property provides access to an additional 1 mile and 400 acres of landlocked public property adjacent to and upstream of RiverSong. The property has served as the first orchard in the valley, set up to develop locally-appropriate varieties. An organic vegetable farm, local school, environmental education center, church and campground have been managed to protect the native flora and fauna of the Hood River Valley.
RiverSong is home to a rare riverside beach with room for dozens of sunbathers. A gentle rapid provides a fun ride into a large swimming hole. For the more adventurous, one can paddle in a kayak on excellent whitewater up or downstream from the property. A steep forested cliff on the opposite side of the river provides privacy and insurance against future development. The healthy forest and wildflower-strewn meadows are crisscrossed with miles of hiking, mountain biking and cross-country skiing trails. Camping platforms perched on the cliff edge look down through the treetops to the rushing river. Showers and restrooms in the middle of the forest facilitate family reunions and large groups. A large stage and sand dance floor offer an incoming owner the opportunity to host outdoor weddings and other entertainment.
Recreational amenities include summer and winter steelhead fishing, with the best steelhead run on the entire Hood River rumored to be onsite. In addition to the Hood, steelhead anglers have access to the Klickitat and White Salmon Rivers in Washington, both well-respected steelhead fisheries within 30 minutes of the property. The famed Deschutes River only 45 minutes east provides angling opportunities for native rainbow trout and a strong run of summer steelhead. For the stillwater angler, Lost Lake and Lawrence Lake are 15 minutes from the property, both notable for being two of very few rivers and lakes in the state that hosts strong hatches of Hexagenia mayflies (size 6 yellow mayflies). For the hunter, resident populations of California quail and Ruffed grouse are available on the property with access to excellent hunting for pheasant and chukar one hour east. There is also excellent waterfowl hunting on the Columbia River.
