Teton Narrows River Parcel

Listing Price: $1,295,000

The Teton Narrows Ranch is located in Felt, Idaho, twenty minutes from the mountain town of Driggs and one hour from the resort town of Jackson Hole, Wyoming.  Driggs offers many amenities and services including restaurants, grocery stores, gas stations, shopping, golf and private air service.  Idaho Falls, the closest large city, is an hour from the property providing all major conveniences including a large commercial airport.  Commercial air service is also available in Jackson Hole and along with luxury shopping, fine dining, art galleries and grocery stores.

The Teton Narrows Ranch is ideally situated for a recreational and sporting property and offers spectacular building site options that overlook the Teton River.  Positioned on high ground, the property enjoys views of the Teton Mountain Range, the Teton Canyon and the surrounding agricultural fields.  The property is comprised of three parcels.  The first parcel encompasses 120.82 acres.  The second parcel has 230.35 acres and the third parcel has 324.66 acres, totaling 675.83 deeded acres.  These three parcels are connected by a county road system.  Currently 620 acres of the 675.83 are productive agricultural ground with most of the non-productive ground located along the river’s edge.  The land is currently planted with fox-tail barley and is typically rotated between potatoes, wheat or barley, depending on market prices and demand.  A neighboring farmer currently leases the property and pays $60 per farmable acre annually, totaling $37,200.  The amount is collected in two installments with payments on May 1st and November 15th of each year.

The property affords direct access to the Teton River with numerous scenic and easily navigable trails that lead down to the water.  This section of the Teton River is unique because it flows at an ideal speed for quality fishing; the river does not flow too slowly making the waters technical and does not flow too fast causing rapids to form.  Fishing on this stretch can be amazing and dramatic. Hard-fighting rainbow trout ranging in size from 12-22” will test a fisherman once he is hooked in a faster current.  The trout often jump several feet into the air before being brought to the net.  These fish are not usually selective and can often be caught by using a foam stonefly attractor pattern or a mayfly imitation.  On good days, the Teton River fishes better than some of its more famous cousins, the South Fork of the Snake River and the Henry's Fork.  With private property on the east side of the river, this ranch provides a quiet setting for arguably the best wild trout fishing in eastern Idaho.

Fishing options within an hour's drive from the property are endless.  The Henry's Fork is 25 minutes away and is famous for its prolific hatches of mayflies and large selective trout.  The South Fork of the Snake River is just an hour to the south and is known for its phenomenal terrestrial fishing, especially during late summer months.  Additional rivers, located on the other side of Teton Pass, include the Snake, Green and New Fork Rivers.  For options to the north, the Madison River is located in Montana, two hours from the property.

The Teton Narrows Ranch is a special property because it is priced well below market average.  This offering provides both recreational opportunities as well as income-producing agricultural ground.  Situated in Eastern, Idaho, this peaceful setting provides privacy while remaining only twenty minutes from modern conveniences.  Fishing opportunities abound along the property’s stretch of Teton River with numerous blue ribbon streams nearby.  With an annual income of more $37,000 per year, prolific onsite fishing and incredible Teton views, this property is an incredible deal.
