The Campanella Ranch

Listing Price: $1,200,000

The Campanella Ranch is located approximately 12 miles south of Reed Point, Montana, in Sweet Grass County. The community of Reed Point, with a population of approximately 200 residents, offers small town amenities with stunning views of the Beartooth Mountain Range to the south and the Crazy Mountain Range to the west. This peaceful town is bordered by the Yellowstone River to the north and is only 62 miles west of Billings. With fine dining, shopping, a university, busy business district, quiet neighborhoods, cultural activities and a commercial airport, Billings offers something for the entire family.

Sweet Grass County is surrounded by the Crazy Mountains and the Absaroka Beartooth Mountains on three sides, truly making it where the plains become the Rockies. The area and ranch are steeped in history and boast authentic western hospitality. Attractions such as the Crazy Mountain Museum, Sweet Grass Fest, Crazy Mountain Christmas, a county fair, local rodeos and Montana’s first Lutheran Church in Melville make Sweet Grass County a great place to spend your time.

The Campanella Ranch is a picturesque piece of Montana consisting of approximately 800 acres of pastureland. Onsite are seven active spring creeks that run along a scenic cottonwood and cedar-lined coulee. The property was the first in the area to be settled after World War I and was originally homesteaded by the Campanella family from 1907 to the 1960s.  The property has been in the family for over 100 years and is used for cattle grazing and farming.  Farming on the property consists of a 160-acre hay field and a 217-acre barley field, which historically yields 60 bushels and 110 bushels respectively.  The ranch has existing power, phone, well and a natural gas line running through the property and borders State Lands on the eastern boundary.  At higher elevations on the ranch, there are spectacular views of the Crazy and Beartooth Mountain ranges, which often have snowcapped peaks through July.  The Campanella Ranch is located at an elevation of approximately 3,747 feet.

Over the years, The Campanella Ranch has laid claim to 17 springs, seven of which have been active over the last 10 years. These could create an upland bird habitat if proper farming and restoration were practiced.

The Yellowstone and Boulder Rivers are also in close proximity to the ranch and offer world-class angling. Downstream from Big Timber to Reed Point, the Yellowstone River becomes less crowded than the Paradise Valley stretch and offers anglers long, deep holes with healthy populations of brown, rainbow and cutthroat trout. The Yellowstone River, internationally known as one of the premier trout waters in the United States, is best fished from a boat due to its fast currents and depth. However, it can be an exciting experience for any wade angler.  The Boulder River is a classic wading stream with rapids, riffles, plunges and wide pools with healthy populations of brook, rainbow and brown trout.

With its wide open pastures, The Campanella Ranch is perfect ground for upland birds including Pintail grouse and Hungarian partridge. Big game populations consist of antelope and Mule deer with the occasional Whitetail deer and elk.  Previous years have brought as many as 300 Pintail grouse and Hungarian partridge to the property.  With proper farming, the property could become an exceptional bird hunting retreat.
