The land is characterized by a diversified, contiguous landscape, defined by established middle to old-growth hardwood timber and land reforested under the Wetlands Reserve Program. Comprised primarily of native bottomland hardwoods, the forest offers cottonwood, pecan, sycamore, elm, ash, willow, maple, sweetgum, and a variety of acorn-producing oak species. Dispersed throughout the property are wildlife food plots, open green-strip corridors, willow-lined lakes, river-fed sloughs, and scrub-shrub wetlands. The terrain features an undulating topography carved by the Mississippi River, ranging from low-lying flats to gentle rolling ridges. A portion of the mainland is cultivated for crop production, with the majority of these acres located in the far north portion. The Mississippi River, which fronts the land for over eight miles, defines the eastern boundary, and Booker Chute defines the majority of the western boundary, providing seven miles of riparian frontage. Adjoining the northwest for one and a quarter miles is privately managed hunting land under a conservation easement, which completes the boundary.
