Sold: 2014 Sawmill Lodge Dubois, WY

Details & Features

Located in Fremont County, Wyoming, Sawmill Lodge is ten miles from charming Dubois, off Union Pass Road. Sitting in the shadows of the Ramshorn Peak and the Shoshone National Forest, Sawmill Lodge enjoys a backyard of over three million acres of continuous BLM lands, wilderness area and national forest. The lodge encompasses 7 acres within the Warm Springs subdivision.

This elegant remodeled lodge had a two-year transformation, completed in 2003. Both electrical and plumbing have been upgraded or completely replaced in the entire facility. Beautiful workmanship is reflected throughout the lodge and is accented with fir floors, beams, doors and cabinets. Wrap-around decking captures the expansive mountain views while the deck extends to join a three tiered outdoor barbeque solarium. Completely renovated, remodeled and redecorated, the lodge is stunningly-furnished, complete with inventory and ready to re-open. With three levels totaling over 7,500 sqft, the lodge is refined and functional. The upper level is used as an owner’s apartment with two bedrooms, two bathrooms and large kitchen, all with modern finishes. A 1,400 sqft wrap-around deck with incredible views completes this level. The main level is the heart of the lodge and encompasses the Rustic Pine Restaurant, lounge and game room. All are supported by a massive commercial kitchen, with top-of-the-line appliances, storage facilities and office space. Also remodeled are the basement houses that feature new commercial laundry equipment and storage rooms. These include, the “Bunkhouse,” a large area that sleeps 10 with two bathrooms and a hot tub, plus a 2BR, 2BA employee apartment.

During the winter months the Union Pass Road becomes part of the Continental Divide Snowmobile Trail. Groomed and maintained by the state of Wyoming, the nationally recognized trail system provides access to the entire 675-mile trail system directly from the front gate of the Sawmill Lodge. Based on a survey in 2007 by Snow West magazine, the sports leading authority on adventure snowmobile riding in the West, the Continental Divide Snowmobile Trail is the #1 favorite western riding location in the country.

The Wind River offers some of the best and varied fishing in the country. As the Wind flows down the valley from the property, the fishing continues to be exceptional with the numbers of browns and rainbows increasing. The lower Wind has public fishing access points up and down the river with some of the top fishing located in the town of Dubois. Union Pass Road gives direct access to the head of the Gros Ventre River and other gold-medal fisheries in the Green River Valley. Trophy brown, rainbow and cutthroat trout can be caught in the Green River Valley on the New Fork and Green Rivers.

Seldom does one find a genuine turnkey opportunity such as the Sawmill Lodge. The lodge is in excellent repair with top-of-the-line furnishings and inventory. With a history of nearly 100% occupancy during the peak winter months, there is unlimited potential for summer business and opportunity for success.
